UNIQUE LOCATION
The property to be built on is located at an altitude of approx. 1,000 m above sea level and slopes down more than 10 m over a length of 35 m. The view is breathtaking. One overlooks the southern mountain ranges of Carinthia, at its feet is Lake Ossiach and directly opposite is Ossiach Abbey.
The reaction to the terrain is a three-storey building. The individual levels react to the terrain with different directions of rotation and their positioning creates exciting sequences of rooms, as well as sheltered outdoor areas.
On the middle floor there is a courtyard-like terrace, open to the south and west, which protects against uninvited glances, keeps out the wind and creates a secure, private outdoor space with a wonderful panoramic view.
The base level contains the guest area, a wellness zone, and a bar with a billiard table.
The ground floor, with the living, cooking and eating functions, is glazed on three sides. The view possibilities are maximized.
The room layout on the upper floor, which includes the bedrooms and bathrooms, follows the principles of “open-plan living”.Â
The bathrooms and dressing rooms are allocated to the rooms without corridors, creating “flowing” spaces.Â
